PROJECT DESCRIPTION
The Karnataka Arya Vysya Mahasabha proposes to set up an office
complex at the site located on # 16 Seshadri Rd, Bangalore, integrating
elegant office spaces suitable for occupaton by Multinational companies
/ software facilities etc. a long term with parking, landscape and
other infrastructure works required for such occupants. The project
has been essentially conceived as a long-term investment for KAVMS
in the way of giving out these office spaces for rentals to companies.
The project Is ideally located on a 4768.23 Sq Mt (51306.1548 S
ft) piece of land located at Gandhi Nagar and is just a Kilometer
away from the Bangalore city Railway Station and KSRTC AND BMTC
Bus Stands.
The overall facility is designed as a Basement + Ground + Mezzanine
+ 3 Floors structure, with the Basement and the ground floor levels
being parking zones for four and two wheelers. A separate zone in
the basement has been kept aside for services infrastructure facilities
in addition to this a large number of external parking has also
been provided on the periphery of the site. There will be a provision
to park a minimum of 120 cars in the site (both indoor and out door)
The upper levels all contain office spaces with a common lift /
staircase lobby. The facility can thus be used either by companies
requiring individual floor spaces or by those requiring the whole
building for their use.
Terrace floor has been designed to hold some services related to
air conditioning and also a outdoor cafeteria / canteen space with
a partial light weight roof.
Building will provide handicapped accessibility from street into
building.
Building will have 2 fire- rated emergency egress stairways.
Building perimeter wall will have set back of 6.0 Mts from street
and to adjacent properties.
SERVICES
- Electrical and data points will be provided as required by general
office standards prevalent today.
- A well - designed fire detection and alarm system (including fire
detectors, smoke detectors. Fire alarm buttons and alarm horns)
with fire suppression system - sprinkler system is to be provided.
Considering the security requirements required for Software facilities
today, an elaborate CCTV facility is to be integrated into the services
design according to the needs of the occupants

Apart from these, any other specific requirement of the occupants
